You are the person or company using this site, sending an enquiry, or contracting with us for work. If you enquire on behalf of a company, you confirm you may bind that company.
Using This Website
The site is information about our studio, services, industries, tools, articles, and guides. It is written for Malaysian businesses. Content may change as we update pages. We try to keep it accurate; it is not a quote, a ranking report, or legal, tax, or investment advice.
You may view and share links to public pages. You may not copy the site as a template, scrape it in a way that harms the service, or present our copy, layout, or mascot as your own product.
We may suspend or change the site for maintenance or rebuilds. We do not promise uninterrupted access or a specific Lighthouse score on your connection.
Tools, Articles, and Guides
The free website audit and the ROI calculator are helpers. Audit results describe the public page you paste; they are not a full crawl, a penetration test, or a Lighthouse certificate. ROI figures use the numbers you type; they are not a forecast we sell.
News & Articles and Web Design Guides are general how-tos and studio notes. They do not replace an enquiry, a contract, or professional advice for your facts.
Enquiries, Quotes, and Project Work
A WhatsApp, email, or form message is an enquiry. It does not appoint us and it does not fix a price. We reply whether we are the right studio. A project starts only when both sides accept a written scope, dates, and fees — usually a proposal or agreement we send you.
Fees, payment schedule, SST, and what you must supply (copy, photos, access, approvals) sit in that written scope. Invoices are issued by Xantec Solutions Sdn Bhd. SST No.: J31-1808-32000248.
Change requests, extra pages, and new channels after sign-off are new scope. We will say so and quote before that work starts. Deadlines move when content, access, or approvals are late. That is also named in the web design guarantee.
What These Terms Do Not Promise
We do not sell a date for page-one Google rankings, a ChatGPT citation date, an unhackable site, 24/7 support, or a trophy performance score. We design pages, titles, schema, and care so a site can earn visibility and convert on a phone. Rankings and AI answers are earned, not guaranteed in these terms.
Third-party products — hosting accounts you control, domains at a registrar, Google Ads, WhatsApp, Maps, and similar — have their own terms. Outages or policy changes there are not a breach of our work unless the written scope says we operate that account for you.
Intellectual Property
The BigBrother name, mascot, and the design of this website remain ours. You may not use them to sell another studio’s work.
For paid project work, you will own the finished site copy and design we create for you once invoices for that stage are paid, except for tools, fonts, stock, libraries, or platforms that stay under their own licences. We may show the work in our portfolio unless the agreement says otherwise.
You confirm you have the right to materials you give us (logos, photos, copy). You are responsible if those materials infringe someone else.
Liability
To the extent Malaysian law allows, we are not liable for indirect loss, lost profits, or loss of data that we did not cause by failing to do the work we accepted in writing. For a paid project, our total liability is limited to the fees you paid us for the scope that gave rise to the claim.
Nothing in these terms limits liability that Malaysian law does not allow us to limit, including fraud or personal injury we cause.
You will not use the site or our work for unlawful content, malware, or to mislead buyers. We may refuse or stop a project that asks for that.
Law and Changes
These terms are governed by the laws of Malaysia. Courts in Malaysia have jurisdiction. The registered office is in Johor Bahru; that is a legal fact, not a limit on who we design for.
We may update these terms on this page. The date at the top is the last revision. Continued use of the site after a change means you accept the new version for that use. Project work already signed follows the agreement you signed unless both sides agree otherwise.
